TIPS FOR SELLERS  & VALUABLE INFORMATION FOR SELLING YOUR HOME FOR TOP DOLLAR

Sellers will sometimes consider selling their home themselves which can often prove to be an overwhelming process.  You want your home to sell for top dollar with the least amount of inconvenience to you.  Selling your Home is a complex & often an emotional process which involves large sums of money & strict legal requirements.

  • Consider the amount of time you have to offer to the sale process which will include taking phone calls at all times of the day (perspective buyers will want information asap & often will not want to leave messages or wait for information on your home).  Will you have time to actually meet buyers for appointments and will the appointments fit into your busy daily schedule?  Your Local Realtor will take calls  & actually Screen Buyers for ie can they afford your home?
  • Will you have time to conduct Open Houses and will you be comfortable running an open house? Your Local Real Estate Agent will conduct Open Houses on the weekends and will be able to interact with potential Buyers.
  • Often Buyers do not feel comfortable with the Seller showing the home as they are unable to relax and take an in depth tour of your home and all that it has to offer.  In fact, there is often a lack of trust between the two parties.  A Real Estate agent will be able to point out the positive features of your home including upgrades, renovations, location & more.
  • Your Local Realtor will have a successful website which will appear on the top one or two pages of Google searches for Information on Real Estate and Homes for sale in Your area. Internet presence is invaluable, as most Buyers start their Real Estate search on the web.
  • Do you know how to objectively price your home and how the current market conditions will affect the pricing and sale of Your home? Your local Realtor will have access to all the mls data for homes currently on the market and homes that have sold.  In fact Your Local Realtor will probably have viewed a lot of these homes and will be able to provide knowledgeable input as to the proper pricing of your home.  If your home is improperly priced, the longer your home may sit on the market. Why? Because most buyers think that if the home has not sold after this long... there must be something wrong with the home. In essence the home and listing become "stale".
  • Most qualified Buyers are already working with a Local Real Estate Agent because they feel confident that their Real Estate Agent will be able to negotiate on their behalf and because they know that their real estate professional will be familiar with the neighbourhoods, schools, pricing and more.
  • Lack of negotiating experience and lack of pertinent information often will result in a lower selling price, or worse yet, a bungled contract and possible lawsuits. Buyers fear that the For Sale By Owner will have no legal responsibility to declare defects in the home, any stigmas that the home may have or perhaps issues with the neighbourhood itself. Buyers know that their Real Estate Agent will educate them as to the home buying process, negotiate on their behalf, help them arrange home inspections & so much more.
  • Curb appeal is an important aspect to consider when Selling Your home and First Impressions are a key factor when a Buyer is considering a home.  A Buyer will often know within 20 seconds of entering a home that this is the home for them.
  • If you are considering making renovations before You sell Your Home, Your Real Estate Agent will be able to advise which renovations will give you a bigger return on your investment.
